Christmas 2019 at Lindsey's

This time of year we look back on the year and realize how blessed we have been. Despite so many headwinds, we have had an outstanding year. We have seen prayers answered and true miracles. We know that we should seek out ways that we can help the less fortunate in our community and in our world

There are so many opportunities to give back such as Toys for Tots, the Red Cross to help the devastated people in Bermuda, Angel House, Bridging the Gap, the AO House, the United Way, the Salvation Army, the Wounded Warrior Project, the American Cancer Society, and so many other worthy causes. It truly is more blessed to give than to receive, and we intend to always do our part to make the world a better place.

In our community we are fortunate to have Piedmont Hospital and the Cancer Treatment Centers of America available to us health wise ...

The Coweta County Real Estate Market is still strong. This market can be considered a seller's market, especially in the lower to middle price points. When taking my clients out to search for homes, it is extremely competitive from the $100,000's to $300,000 price point. We constantly encounter multiple offer situations. It is very frustrating when you make an offer on a property and lose out to another buyer. To counter this, we Realtors are trying to find off market options (properties that are not listed) for our clients. The speed at which you move to find a home as it hits the market, or sometimes even before, makes a huge difference. Buyers must also have their financing in order and be ready to make an offer on a home quickly. Being pre-qualified and having good communication with your lender, is essential if you are a buyer in today's real estate world.

How excited everyone is to have this wonderful Memorial Day weekend to celebrate and enjoy family events at the beach, in the mountains or just at home in the backyard. Cookouts are planned with family and friends. However, we must all pause to remember those who gave their all that we may enjoy times such as this, as free citizens of this great country. We are all in debt to those brave citizen soldiers who came before us. Their sacrifice make all of this possible.

Have a great Memorial Day, but take a minute to salute old Glory, our Flag. We are so lucky and blessed.

NOW IS THE BEST TIME TO BE A BUYER OR A SELLER OR BOTH

The best selling/buying time of the year begins about the middle of February to the first of March. People start to look around for finding a bigger or smaller house in the spring, plus those who plan to move when school lets out begin the process in the spring.

This year, the interest rates are behaving and are still historically low. Rates will probably go higher by 2020, so the time to take advantage of these low rates is now. Do not be a fence sitter because these opportunities do not last forever.  It is a great time to be a buyer.

Inventory levels are still low in our area, so demand is high. Multiple offers are now commonplace. Offers are usually on the higher end, so it is a great time to be a seller, too.

The "Slow Season" of Real Estate

The Holiday Season is a time for being with your family and friends and celebrating. You would think real estate is the furthest thing from someone's mind. It is not uncommon, in our business, for a homeowner to take their listing off for the holidays or wait to list a property until after the first of the year. The general opinion is that buyers will not be focused on a home search around the holidays. Most corporations will not relocate an employee this close to the end of the year either. Many people believe that properties take a longer time to sell and average sale prices drop, during the holiday season, but is that true?
