When purchasing real estate, it is important to know what a due diligence period is. This is the opportunity for the buyer to do their homework and discover information about the property they are purchasing. The due diligence period is negotiable between the buyer and seller and is part of the purchase and sale agreement. In residential real estate, this time period is typically the first 7 to 14 days of the contract but can be longer or shorter. This is the best time for a buyer to conduct a home inspection. The spring time is the best time to sell your home. More homes are sold from, the spring time to the fall, than any other time of the year (per GAMLS). Real estate correlates with both the weather and school year. Buyers prefer to look at homes when the weather is nice. Families prefer to move their families once the school year is over. Children are already out of school then and do not have to change schools mid-year. The last day of school for Coweta County, in 2020, is May 22nd. When considering the average market time to sell, a 30-60 day closing process, its best to list in the spring to accomplish a late spring or summer move.

Looking Back at 2019 and Forward to 2020.
As we now look back on 2019, it has been an interesting year.
In spite of all the fights between the Democrats and the Republicans.
In spite of weather that was much hotter than normal and in spite of the tariff fights with China and Mexico.
We found that lower interest rates and a booming economy provided us with a fantastic real estate market in Newnan and Coweta County.
We saw a huge increase in home sales and therefore, in sale prices for homes.
Looking forward to 2020, we can expect more of the same because interest rates remain historically low and Newnan and Coweta County have become one the hottest real estate markets in Georgia. We have great medical facilities, super shopping, new industries and businesses, plus, we have a prime location on I-85 near Atlanta and the Atlanta airport. This time of year we look back on the year and realize how blessed we have been. Despite so many headwinds, we have had an outstanding year. We have seen prayers answered and true miracles. We know that we should seek out ways that we can help the less fortunate in our community and in our world
There are so many opportunities to give back such as Toys for Tots, the Red Cross to help the devastated people in Bermuda, Angel House, Bridging the Gap, the AO House, the United Way, the Salvation Army, the Wounded Warrior Project, the American Cancer Society, and so many other worthy causes. It truly is more blessed to give than to receive, and we intend to always do our part to make the world a better place.
