You may have heard about the development in downtown Newnan at the old Brown Steel location. I have heard many different things regarding this property and its development; a conference center, a hotel, apartments, retail, restaurants etc. In the rest of the article, I will share what is happening there. It is an exciting time for downtown Newnan!
57 E Broad St has attracted significant attention the last several years. The property, formerly the site for the business Caldwell Tanks, is located adjacent to the railroad tracks on E Broad St and directly across from the historic train depot in downtown Newnan. The total size of the property is 5.59 acres. The City of Newnan purchased the property on March 12th, 2021, from the Broad Street Forum for $3,676,302, per the county tax records. A demolition permit was pulled on December 7th, 2021. Before the demolition, the property had many large industrial buildings in poor condition. These buildings had become eyesores and dangerous, due to their poor state, over the years. Now the property is cleared, vacant and ready for development. The city of Newnan spent substantial money on 57 E Broad St since their purchase, with reports of as much as $7,000,000, including the purchase price, demolition and development costs.
There were numerous interested parties in this location since the city purchased the property. On May 27th, 2025, the Newnan City Council approved conceptual plans for 57 E Broad St. The plan includes a hotel, restaurant, offices, food hall, mixed use, parking, as well as access from Salbide Ave. On July 22nd, 2025, the City Council approved the sale of 57 E Broad St to Red Hills Hospitality Management LLC and Caldwell Development Industries LLC. As part of the deal, a 125 room Marriot Hotel is to be constructed.
This is a little recent history regarding the site. It will be interesting to see what unfolds. Reception has been mostly positive from what I have heard. This development should provide more amenities for downtown Newnan, as well as more housing, office space and much-needed additional parking. There is a demand for a hotel in downtown Newnan, and this should help the local merchants with their revenue and foot traffic.
