Has the real estate market slowed down? I receive this question a lot. The simple answer is yes. However, the market is still very busy and it is still a strong seller's market. The number of closings in Coweta County this year has decreased 5.53% since peaking in July, per the Georgia Multiple Listing Service (GAMLS). The number of closings was down 12.8%, year over year, from last September.

Another question I am often asked is about the number of homes available on the market. The listing inventory is still historically low. In June of this year there were 392 new listings on the GAMLS. That number was down to 274 in September, a 30% decrease. The number of new listings was down 13.3%, year over year, from September 2020.

As I write this, it is the latter part of October and Halloween is approaching.  Usually, there are ghosts and goblins and other scary things about.

This year, it is the Los Angeles Dodgers that are scaring everyone.  Last year, the Braves were up three games to one over the Dodgers and we felt confident that the Braves would be in the World Series.  However, the bizarre happened and the Dodgers won the next three games and they went to the World Series and won.

This year, guess what, the Braves again lead the Dodgers three games to one, and they play the next two games in Atlanta.  Again, the Braves duly need to win one game to reach the World Series.  Will they win this year, or will the big bad Dodgers win again?  We will know this weekend.  So, stay tuned.

Jerome Dunson, Newnan High School Class of 69, died on July 31, 2021. We lose more of our friends each year, and we miss them—each contributed to our class and our high school experience. Nevertheless, Jerome's passing struck us especially hard. He was not only a great athlete, friend, and person; Jerome was also a pioneer, a trailblazer and a peacemaker.

Many of you remember the turbulent times of the late 60s. Integration was a new and challenging frontier. Many of us believe that Jerome was a major reason there was no violence and very little trouble at Newnan High School during this time; he became the face of integration for the Class of 69.

It was a day that rain was predicted, and no one thought that the Newnan Cougar Classic would be played; however, things changed, and we were able to play all 18 holes.

The Lindsey's team was made up of "Double Eagle" Doug Hand, "Long Drive" Chris Bass, "Bogey Free" Blake Oxenreider and "Chipper" Chip Barron.  Everyone contributed and we wound up very presentable.  It was fun!

We did have an eagle on the "Trail of Tears" Hole Number 4. Never mind that we teed off from the green tees. Chris Bass nearly drove the green. I chipped to three feet and Blake Oxenreider made a clutch putt for the eagle.

Doug Hand made an outstanding chip on Hole Number 11 as well as several nice putts, and Chris Bass made two very long putts for birdie.  We played hard, had fun, and got to enjoy the comradery that a golf team event brings. We all pulled together and contributed in our...

Real Estate 2021 – Buyers and Lenders Get Creative

  As the current real estate market stays competitive, multiple offer situations are extremely common. Realtors are seeing homeowners receive multiple offers on their property, with several different types of financing involved with the offers. We are typically seeing cash, conventional financing, FHA financing, VA financing and contingency offers (buyers need to sell their current home before purchasing their new home). The cash offers normally win these multiple offer situations as they can offer a quicker closing with little to no risk being taken on by the seller. Appraisals are typically waived with cash offers. This is important as properties are not appraising. Buyers are overpaying to secure housing in this market with a limited supply of listings and high demand.
